Level Construction & Development owner Todd Waguespack wanted to bring a unique style home to the growing Zachary residential scene, and that becomes evident in the variety of interesting elevations and angles in the homes of Marshall Bond Estates.
Located just off Rollins Road, Marshall Bond Estates is one of Zachary’s newest developments, and gives homebuyers in Zachary plenty of choices among 10 floor plans ranging from 1,340 square feet up to 1,920 square feet.
Base prices start at $184,999 for "The Oak" floor plan and top out at $232,660 for "The Willow," a three-bedroom, two and a half bath model home loaded with available amenities, according to Jennifer Williamson, the Coldwell Banker ONE agent marketing the subdivision.
Level is the sole developer and builder in the 125-lot subdivision and offers homebuyers the "opportunity to select their lot, floor plan and all color selections and upgrades," Williamson said. Marshall Bond Estates, which is just 15 minutes from downtown Baton Rouge, has common areas with a lake and lots of green space. A playground is planned, and flood insurance is not required, she said.
And, since the subdivision is one of the newest in Zachary, premium corner and lake lots are still available, Williamson said. Landscaping and a sodded front yard are included with all homes.
Builder packages include a list of standard features, and homebuyers can choose from a list of options at additional cost. Standard amenities include color packages by Dixon Smith Interiors, architectural shingles, landscaping and sod in front, nine- and ten-foot ceilings, ceiling fans in the den and master bedroom, five-foot whirlpool tubs and walk-in showers, framed mirrors, ceramic tile kitchen counter tops and black appliance packages and ceramic tile flooring.
"The Willow" model home at 7044 Marshall Bond Drive is a beautifully upgraded two-story home with eased-edge wood flooring in the living room, which is located just inside the front entrance. There is a gas fireplace with a wood mantle and ceramic surround, as well as an installed surround-sound system.
The adjacent kitchen has an upgraded slab granite island and counter tops, travertine backsplashes and stainless appliances. The dining room has a large window and ceramic tile floors.
A short hall leads to the stairway to the second floor, the two-car garage, the laundry room and the master suite, which has two large windows to the back yard. The master bath has double vanities, custom framed mirrors, a five-foot whirlpool tub and a custom tile shower. The master closet has lots of wood shelving and hanging rods.
The two additional bedrooms are located upstairs. The staircase, which turns in the middle, is illuminated by a tall window at the turn.
A computer desk is located at the landing at the top of the stairs, and a full bath services both upstairs bedrooms. Bedroom No. 2 has views of the side of the home and bedroom No. 3 has a tall window to the front. This is the window that has a louvered Bahamas shutter that gives the home’s exterior crisp touch of island flair.
The homes in Marshall Bond Estates have well thought out plans, great standard features and a long list of optional amenities. The homes also have covered rear porches, which are perfect for barbecues or just sitting outside during quiet evenings at home.
