Second Ascension Development Underway :: UNDER CONSTRUCTION NOW! ::

Baton Rouge, LA; Level Construction has begun work on a second development in Ascension. The new community, West Ridge, will include approximately 57 homes on lots averaging 70 x 150. Level is familiar with the Ascension market; their Dutchtown Gardens development has been extremely popular. Like Dutchtown Gardens, West Ridge is located in Prairieville, conveniently positioned off of Henry and West Road near Airline and Hwy 73.

Level has begun construction on two lots that are projected to be complete by late August. The company’s goal is to build and sell thirty to forty homes in West Ridge in the next 15 months. “With the current housing market conditions and the fact that Prairieville is one of the most desirable areas in South Louisiana, we are confident this will be an attractive area for folks looking for quality homes at a reasonable cost,” said Todd Waguespack, Level President.

West Ridge offers custom three to four bedroom homes starting at $158,900. Buyers can pick their lot, floor plan and all their colors and amenities. Waguespack emphasized that the West Ridge formula is simple; we are offering people affordability, quality, and location. Level has done the market research and is in synch with the wants and needs of the South Louisiana home buyer. Prairieville is known for its well regarded schools, premier location between New Orleans and Baton Rouge, and affordable housing for families. “West Ridge Community will be a top notch residential development to add to the Ascension lure,” affirmed Waguespack.

The list recognizes communities as "a great place to live" based on details about neighborhoods, beauty of the area, school performance, recreational activities and economic growth.

"Lafayette is honored to be included on this list of "Top 100 Places to Live" for 2010.  For those of us who already live in Lafayette, this announcement confirms what we experience every day," says City-Parish President Joey Durel. "From our rich heritage on display during Festival International de Louisiane to our technological innovations highlighted during FiberFête, Lafayette excels in so many of the areas that make it a great place for people to live.  This recognition underscores Lafayette's ability to attract residents and businesses to our vibrant and welcoming community."

"Lafayette exemplifies all of the qualities RelocateAmerica.com was looking for in their Top 100 this year. From our progressive, business community to our technological, educational and workforce infrastructures, Lafayette is a community moving full-speed into the 21st century," says LEDA President and CEO Gregg Gothreaux. B.R. Ranks Second For Best Jobs!

Forbes magazine says Baton Rouge is the second-best midsized city in terms of job growth. Baton Rouge finished second, five spots higher than the 2009 rankings, despite seeing the number of non-farm jobs drop by 2.4%.

While 2009 was a dismal economic year, cities that had concentrations of government workers and government-subsidized industries, such as health care and colleges, fared better than others. Only Raleigh-Durham-Chapel Hill, N.C., finished higher than Baton Rouge. In all categories, the Capital Region finished 15th in the Forbes rankings. Adam Knapp, BREC president and CEO, says the Forbes report confirms that the Capital Region economy is one of the most competitive in the U.S.

Getting a Mortgage in 2010: 10 Things to Know

By Luke Mullins
Posted: December 3, 2009

More than three years into a painful housing crash, the real estate market has sent recent—albeit tentative—signs of stabilization. Home sales have increased, inventory levels are down, and price declines have become less precipitous. Along with more affordable home prices and a tax perk from Uncle Sam, attractive mortgage rates—which remained below 5 percent as of late November—have been a driving force behind this development.

National home prices may be on the road to recovery!

NEW YORK (CNNMoney.com) -- National home prices may be on the road to recovery.

After three years of declines, home prices increased 2.9% in the three months ended June 30, according to the latest S&P/Case-Shiller report. That is the first quarter-over-quarter improvement in three years.

Prices in the national index, which are non-seasonally adjusted, are down 14.9% compared with the second quarter of 2008, the report said. But that is better than the record 19.1% decline that was set in the first three months of 2009.

"We're seeing some positive signs," says David M. Blitzer, Chairman of the Index Committee at Standard & Poor's. "The U.S. National Composite rose in the second quarter compared to the first quarter of 2009. This is the first time we have seen a positive quarter-over-quarter print in three years."

LAKES OF STONEGATE

Level Construction develops Stonegate Subdivision
“Family Community is top of mind”

Baton Rouge LA, March 25 2008, Future plans for a new eastside library are off to a solid start with Level Construction’s recent donation of a 2.8-acre tract located near Old Hammond Highway and South Flannery Road.  Although construction of the proposed 14,000 square foot library is not set to begin for several years, the donation sets the wheels in motion for the project.  Formerly the site of Fairway Country Club, the donated property is part of a prime tract of real estate that will also include a new residential development called the Lakes at Stonegate.

Todd Waguespack and Kelly Sills of Level Construction purchased the site from Kodiak Equipment, the company that initially agreed to the donation after being approached by Councilman Mike Walker and his aide, Zona Pickens.  “Level Construction is proud to honor the donation for such a worthy cause,” Waguespack said. Level sold the property but bought it back from KB Homes five months later because of the company’s desire to build a top notch family community.   “We wanted to build more than just another subdivision.  With the lakes, common areas and playgrounds that are already planned for the residential community, the future library will only work to enhance the appeal of this great new family-oriented development.”
Homeowners are getting settled into The Lakes of Stonegate which features 212 single-family homes ranging in price from the $160's to the low 260's.  A wide variety of both one and two-story floorplans are available ranging from three bedrooms, two baths to five bedrooms, three and a half baths.  The 1600 to 2356 square foot homes boast such amenities as ceramic tile countertops, custom cabinetry, and carpet/ceramic tile flooring.  The master baths feature whirlpool tubs, separate showers, and his and her sinks; and the well-equipped kitchens are complete with standard appliances.  Upgrades such as granite countertops, wood flooring and stainless steel appliances are also available.

Conveniently located to I-12, the subdivision is 1.5 miles east of Sherwood Forest Blvd.  Custom building packages are currently available, allowing prospective homebuyers to choose their floorplan, color scheme and homesite.   For more information on the Lakes at Stonegate, visit www.levelbr.com or drop by the model home that is open daily.

Level Construction Makes “Historic” Move

Level Construction Makes “Historic” Move

Baton Rouge, LA, Level Construction and Development recently relocated to its new headquarters in the Main Street Historic District in Downtown Baton Rouge.  Located at 450 Main Street, the historic building provides convenient access to all of Level’s residential developments in Baton Rouge, Zachary and Lafayette.  “This was an ideal move for our growing organization,” said Todd Waguespack of Level Construction.  “We are proud to be a part of the revitalization of the downtown area.”
Waguespack and his partners purchased the 3200 square foot building from Shelley Landry of Landco Development and Dimensions in Design.  Landry was responsible for restoring the 88-year-old structure to its original grandeur.  Built in 1920 in the Art Deco style, the building has been home to many different entities including S & W Clothing and Desiree’s Restaurant.  Throughout the years, the building slowly lost its resemblance of the Deco style.  However, through Landry’s meticulous restoration efforts, the building’s unique flair is evident once again.  The exterior now features the original white porcelain glazed brick, along with newly paned clerestory windows.  The interior boasts a magnificent sixteen-foot quatrefoil tin ceiling, and a grand double access Art Deco stair railing.  Waguespack worked with Landry to complete his vision of the building. He achieved his objective by being a pivotal force in creating a contemporary feel consistent with the original intent.
Recently named “Number One Builder” for the second consecutive year by the Baton Rouge Business Report’s Real Estate Annual Edition, Level Construction has been building quality homes since 2000.  Noted developments include Notting Hill, Arlington Trace, Nicholson Lakes, Lake Beau Pre’, and Lakes at Stonegate in Baton Rouge; Marshall Bond Estates in Zachary; Sugar Mill Pond in Youngsville; and River Ranch in Lafayette.  For more information on Level’s wide spectrum of developments and custom home packages, visit  www.levelbr.com.
